Home Offices
40ft Home Office,
From $38,500.
At 320 square feet this is not a shed with a desk in it. The 40ft is a two-room building in your backyard: a finished office on one side and a studio, workshop, or gym on the other, dual-zone climate control, 100-amp service, and a partition wall so the two halves stay separate.
Engineered from the ground up, anchored to a proper foundation, sealed tight against Houston humidity, insects, and mold, and finished the way a homeowner wants it finished. Four windows standard, a sliding glass door option, an interior quiet enough for all-day calls, and a paint color that matches your house, not your fleet trucks.

Layout Options
Three Ways to Lay Out 320 Square Feet
Three hundred and twenty square feet is two rooms, not one big one. The partition is where the decision gets made — these are the three splits our customers pick most, drawn to scale.

Most popular
Office + Studio
A finished two-desk office on one side of the partition and an open studio on the other — recording, art, yoga, whatever the second room is for.

Client-facing
Two-Room Office Suite
Two private offices, each with its own entry door and window pair. The layout for two people who take calls at the same time.

Maker layout
Office + Workshop
Finished office on one side, full workshop on the other: bench along the wall, tool storage, and 100-amp service to run it all.
Diagrams are planning sketches, not construction drawings. We draw your actual layout during the design step.

Will It Fit My Yard?
The Numbers to Check Before You Order
The 40ft is the size where access decides everything. A forty-foot unit does not go through a side gate — it needs a driveway, an alley, or street-side placement with room for the truck to line up. Check these numbers against your lot before you get attached to the size.

THE MATH
It Pays Itself Off in Under Two Years
If you are leasing commercial space for a small team, a studio, or a shop, the 40ft in your yard is not a new expense — it is the cheaper version of what you already pay for, and you own it at the end.
Here is the arithmetic at the starting price against a modest $1,600/month commercial lease plus a commute.

Commercial lease, $1,600 / month
$19,200 / yr
Commute fuel & parking, conservative

40ft or 20ft?
Which Size Is Right for You
The honest version: if one person works alone at one desk, the 10ft does the job for nine thousand dollars less. The 20ft earns its price when the space has to do more than hold a desk.
Pick the 20ft if
$38,500 · 320 sq ft
- Two people work in it at the same time
- You meet clients, coach, or record in the space
- You want a seating area, not just a desk
- You need office plus real storage in one structure
- You need office plus real storage in one structure
Step down to the 10ft if
$21,900 · 160 sq ft
- One room does everything you need
- Two desks or a desk and a seating area is the program
- Access to the placement spot is tight
- You would rather avoid a full permit review
- Budget matters more than a second room

40' HOME OFFICE — STANDARD BUILD
A Message From the Owner
Why We Built the 40ft
“We built job site offices for years. Then homeowners started calling and asking for the same thing, just nicer. So we built it.”
For most of our history, everything that left this shop went to a job site. Offices for crews, storage for tools, custom builds for contractors who needed something that could take a beating and keep working. Nobody asked us to make it pretty. They asked us to make it last.
Then the calls started changing. People wanted an office in the backyard, and some of them were trying to get out of a commercial lease. A studio and an office. A shop and a place to do the paperwork. Two people who both take calls all day. The 40ft is the answer to those calls.
We took the same welded steel shell and the same spray foam we use for job site offices, and we finished it the way you would finish a room in your home. Real windows. Quiet interior. Paint that matches your siding. Anchored properly so it does not move.
I answer the phone here. If you call about a 40ft, you will talk to someone who has actually built one. We will tell you honestly whether a forty-foot unit can even reach your placement spot, and if the 20ft is the smarter buy, we will say that too.

Frequently Asked Questions
How is this different from a regular storage shed?
A storage shed is an empty box. Our 40ft Home Office is fully insulated, wired, climate-controlled, partitioned, and finished on the inside — a real workspace, not a place to store lawn equipment with a desk crammed in.
Will I need a permit for a 320 sq ft structure?
In most jurisdictions, yes. At 320 sq ft you are past the no-permit threshold nearly everywhere in the Houston area. It is still filed as an accessory structure rather than living space in most cities, which is a far lighter review than an addition, and we will walk you through what your property requires before you order.
How long will it actually hold up outside?
Our units are built from fully welded steel with closed-cell spray foam insulation, sealed against moisture and pests, and anchored to a proper foundation. They are built to last 10+ years with minimal upkeep — this is not a kit shed that sags after a few seasons.
Will it get buggy or moldy inside?
No. The fully welded steel shell and closed-cell spray foam insulation seal out moisture and pests, so you do not get the humidity buildup or gaps that lead to mold or insect problems in wood-frame sheds.
Is 160 square feet enough for two people?
Comfortably, yes — it is roughly the size of a large bedroom, with room for two full desks and a walkway between them. See the layout options above for the three arrangements our customers use most.
Can I customize the windows and doors?
Yes. Large windows, additional windows, and a sliding glass door are all available in place of the standard configuration — this is the most requested upgrade for home offices.
Does it need a concrete foundation?
Not necessarily. We offer a few foundation options — concrete pad, pier, or gravel base — depending on your yard, your local code, and how permanent you want the placement to be.
How much does delivery cost?
Delivery rates vary by distance from our Houston hub and site access. We always provide an all-inclusive quote with no hidden fees.
Can you deliver if my backyard access is tight?
Yes. Our delivery team will review your site access in advance and use the right equipment to place your unit, even in tighter residential yards. The 10ft is the easiest size we build to get into a small yard.
Can it be moved later?
Yes. Unlike an addition or a garage conversion, the unit can be unanchored and relocated, whether that means a new spot in the yard or a new property.
